About the firm

A small firm, kept small on purpose.

Bill Holloway started fixing lead pipe out of a yard off Holloway Road in 1978. His son took the vans over in 1996; his granddaughter runs the office now. We have never been more than nine people, because the moment a plumbing firm gets large the person who quoted your job stops being the person who does it.

We work across north and central London — mostly Victorian terraces, mansion flats and the occasional new build that was plumbed in a hurry. Half our work each year comes from someone we did a job for a decade ago.

Kate Holloway runs the office and still quotes every job herself.

What we do

Four things, done properly.

Pale oak washstand with a stone basin and brass tap

Bathroom installation

Strip-out to finished room. First fix, tiling coordination, sanitaryware, second fix and the tidy-up. One team, one date, one price.

From £4,800

Wall-hung combi boiler with tidy copper pipework and brass isolation valves

Boilers & heating

Replacements, system upgrades, powerflushing and annual servicing. Gas Safe registered engineers, benchmark logbook completed on the day.

Service £85

A plumber's hands holding a thermal imaging camera to a plastered wall to trace a hidden leak

Leak detection

Thermal imaging, acoustic tracing and pressure testing before anybody lifts a floorboard. We find it first, then open the smallest hole that will do.

Diagnosis £95

Brass underfloor heating manifold with gauges and labelled loops in a utility cupboard

Underfloor heating

Wet systems in screed or low-profile boards, zoned and balanced properly so the far corner of the room is the same temperature as the door.

From £1,950 a room

What people say

In their own words.

612 reviews since 2014, collected on Google and Checkatrade. These three are recent and typical.

Came out on a Sunday for a burst feed under the floor, found it in twenty minutes with a camera rather than taking the boards up. Quoted, then charged, exactly what he said.

Eleanor R. · Highbury N5 · March 2026

Second bathroom they have done for us, eleven years apart, same family. The first one has never given us a day of trouble, which is the only review that really counts.

David and Sam O. · Barnsbury N1 · January 2026

Three firms quoted for the heating. Holloway were not the cheapest and were the only ones who explained why the far radiators were cold instead of just offering a new boiler.
